How Much Does HDB Window Replacement Cost in Singapore?

When your HDB windows start to rattle, leak after a rain, or show pitting on the frame, replacement stops being optional. The next question is always the same: what should it actually cost?

What affects the cost of HDB window replacement?

Three factors do most of the work in your quote:

  1. Window type. Casement windows need heavier hinges and thicker frames than sliding windows — they cost a bit more per panel. Louvre windows sit in between, depending on the louvre count.
  2. Flat size. A 3-room HDB might need 6–8 panels total; a 5-room or executive flat can hit 12–15. The number of panels is the biggest single driver.
  3. Glass type. Standard clear or tinted glass is the baseline. Frosted, fluted, or acoustic (soundproof) glass adds to the per-square-foot cost — acoustic glass is the upgrade most worth paying for if you live near an expressway.

What hidden fees should I watch for?

Many interior design firms or freelance contractors quote a low headline number, then add costs later. Always ask whether the quote already includes:

  • HDB permit application fees. WSS handles this at no extra charge — it's part of being a BCA-approved, HDB-licensed contractor.
  • Dismantling and disposal of old windows. Heavy aluminium frames don't go in the chute; safe disposal has a real cost.
  • Scaffolding or boom lifts. Almost never needed for standard HDB heights, but occasionally used to justify a higher quote.
  • After-sales service. Some quotes look cheap because the contractor walks away the day they collect payment. We service what we install.

If a quote lacks a clear breakdown of these items, ask for one in writing before you sign.

Why does going direct to the factory cost less?

When you hire an interior designer to do your windows, they typically subcontract the actual job to a factory like ours — and add a 20–30% markup on top. By coming directly to WSS, you pay the factory price, with no middle layer.

That's not a marketing claim. It's the difference between paying one team that measures, makes, and installs versus paying two teams where one is just a coordinator.

Is there a minimum order for HDB window replacement? No. We do single-room jobs and whole-flat jobs. Smaller jobs are quoted at the same per-panel rate — no surcharge for being small.

How long from quote to installation? About a week for a standard HDB: site visit within 5 days, factory production in 5 working days, install in 1–2 days.

Do you handle private condos and landed homes? Yes. The permitting process is different (MCST or your own approval rather than HDB), but the install workflow is the same.
